HEALTHCARE REAL ESTATE INSIGHTS
Healthcare Real Estate Insights is a newsletter by Jeff Axley, Managing Principal of Ridgeline Capital Partners, LLC, a Dallas healthcare real estate investment firm founded in 2013. It covers medical outpatient buildings, inpatient rehabilitation facilities and senior living in Texas, Georgia and Florida. It is written for accredited investors, family offices, physicians and healthcare operators, and it is educational: it is not an offer to sell or a solicitation of an offer to buy any security.
Each issue reports what moved in healthcare real estate, the number behind it and why it matters. That means occupancy and absorption for medical outpatient buildings and senior housing, cap rates and transaction volume, the construction pipeline, and the Medicare payment and policy changes that drive operator margins. Every figure names its source.

Jeff Axley founded Ridgeline Capital Partners in 2013 and is its Managing Principal. He has worked in real estate since 1998. Before Ridgeline, he held acquisition and asset management roles at Archon Group, a Goldman Sachs company, and Hillwood, a Perot company. He holds a BBA from the University of Texas at Austin. He discussed medical office investing on the PassivePockets podcast in August 2026.
A medical outpatient building is a property where physicians and other providers deliver care that does not require an overnight stay, such as physician practices, imaging and ambulatory surgery. It is also called a medical office building (MOB). The industry is moving to "outpatient": 56% of respondents preferred the term in a Revista survey.
The tenants are clinics, not desks. Patients visit in person, tenants invest heavily in their own build-outs, and demand follows an aging population rather than office employment. Yardi Matrix data reported by CRE Daily in August 2026 shows 67% of resold medical office properties appreciated, against 52% of general office properties.
